"A site located on Boromarajonani road next to the Pata Pinklao Shopping mall on Bang Yi Khan, Bang Phlat, Bangkok 10700, Thailand, was studied. The land shape is rectangular, 48-meters wide and 76-meters deep. Accessibility to the land is by a concrete road six meters wide. Size of the land is 912 sq.wa. The surrounding environment is crowded with a high density of commuters. as the area is a crossroads public transportations linking the Phra Nakorn district to the Pinklao commercial area.
The site was analyzed by physical, legal, marketing, and financial considerations. Result were that rental apartments would be a suitable project. The business model would be a long-term lease of 30 years on the land. The project would consist of three apartment buildings with a total number of 190 rental units. The target customers for these apartment would be middle income employees within the area.
The investment cost for this project would be 93 million baht. There would be 30 percent from the bank loan. Net present value (NPV) would be 23.9 million baht. The Return on investment would be 25%. Therefore, these findings suggest that the project would be feasible."
